17/12/2010"You can´t block the sun with only one finger", "Name the bread - bread and the wine - wine" and here is my favorite "Tell me the truth, you know how sales are", (it comes to my attention the relation they take for granted between "truth" and "sales") these are some of the expressions, that I frequently hear from friends and some realtors, after asking me first ....................."What is your perception about the current real estate market?"I have always been convinced that "there is no evil coming without any benefit", "God works in misterious ways" or said with a positive approach "Every adversity brings implicit an equal or bigger benefit". The reaction we are witnessing by buyers and sellers in the current market is a good example of what we previously said.Even though some realtors like me express openly our opinion, in regards to the negative impact that the the violence our country lived within the last year had in the purchase intention of international buyers, in addition with the low recuperation of the global economy, we cannot deny that we are observing inedit situations, where is proved once more that "need is the mother of creativity".No one that does real estate as their primary job, could deny that in the current days, there exist dozens of opportunities for educated and intelligent buyers, thta are taking advantage of the moment, as they wouldn't be able to do in the last years and that will not be able to do either in the coming years. What makes this extremely interesting; is to watch the same foreigner owners (Americans and Canadians), offering drastic discounts on their properties (upto 38%), rentals with purchase options, switching properties or at least paying part of the deal with another property, direct financing from the owner with attractive interest rates (4-5%) and in some cases 0% interes with a down payment of only 20%.Once more, foreigners give the first step in Mazatlan´s real estate market and show their competitiveness, knowing that their properties are in a hard competition with a lot of more properties in a low demand market. It is very probable their motivation to sell might be very different than national's, but at the end of the day, it seems they are actually applying that saying "Better having one bird in my hand, than 100 flying".
